Application FAQs

  • The application process is simple. Fill out the application form at www.cspmanagement.com. You may select a specific apartment or “Not sure, I’ll decide later.” Your application may be applied across any of our apartments. Once your application is reviewed, a member of our management staff will contact you with any follow-up questions.

  • Yes, there is a $20 application fee which is discounted to $10 for students.

  • Depending on the time of the year, anywhere from one day to three weeks.

  • Aside from the application itself, we will require proof of financial qualification. If using financial assistance from your school, proof of said financial aid stating the stipend for housing will be required. If paying from savings, proof of funds in an account in the applicants’ name equal to or greater than 140% of their portion of the entire lease will be required. If using employment, paystubs, or an offer letter proving income will be required. If receiving assistance from family, a completed “Acknowledgement of Payment Assistance Form” is required.

  • No, an applicant may begin an application, save the application, and return at a later date to complete it.

  • Yes, physical applications can be acquired and submitted at our managers’ office at 407 West Seneca Street, Ithaca, NY 14850.

  • Yes, each person intending to reside in the apartment must complete an application and be approved.

  • The only way to secure an apartment is to sign a lease and pay the deposit.

Apartment FAQs

  • Pets are prohibited. Exceptions are made for documented Emotional Support Animals.

  • Repair requests may be submitted using the online tenant portal, by calling the manager’s office, or by submitting a request in person at the manager’s office. Repair requests are triaged by the management company, which maintains a staff of maintenance personnel. Maintenance requests are often handled same-day, if possible.

  • No alterations are permitted.

  • Gym, laundry room, locking mailboxes, bike room, security cameras are coming soon, trash room, and at 327 Eddy Street: high-speed internet.

  • Subletting is allowed with the manager’s prior approval of a prospective subletter’s application. Sublet agreements are entirely between the tenant and the subletter; the management company does not draft or review these agreements.

  • No, these are non-smoking buildings.

Payment FAQs

  • You may pay your rent using the online tenant portal, or with cash, check, or money order at the manager’s office at 407 West Seneca Street, Ithaca, NY 14850.

  • The security deposit is equal to one month’s rent.

  • Heat, hot water, and trash removal are included at 109 Dryden Road and 327 Eddy Street. Heat and hot water are included at 311 Eddy Street.

  • For the monthly average cost of utilities, please contact NYSEG directly and request the monthly average cost for the specific unit(s) you are interested in.
