The application process is simple. Send us an email, and we’ll send you a link where you may apply online. There is no application fee!

Depending on the time of the year, anywhere from one day to one week.

Aside from the application itself, we will require proof of financial qualification. If using financial assistance from your school, proof of said financial aid stating the stipend for housing will be required. If paying from savings, proof of funds in an account in the applicants’ name equal to or greater than 140% of their portion of the entire lease will be required. If using employment, paystubs, or an offer letter proving income will be required. If receiving assistance from family, a completed “Acknowledgement of Payment Assistance Form” is required. This form will also be signed by a parent/guardian.

No, an applicant may begin an application, save the application, and return at a later date to complete it.

Yes, each person intending to reside in the apartment must complete an application and be approved.

The only way to secure an apartment is to sign a lease and pay the deposit. All units are rented on a first come, first served basis.

Pets are prohibited. Exceptions are made for documented Emotional Support Animals.

Repair requests may be submitted using the online tenant portal, by calling the manager’s office, or by submitting a request in person at the manager’s office. Repair requests are triaged by the management company, which maintains a staff of maintenance personnel. Maintenance requests are often handled same-day, if possible.

Gym, laundry room, locking mailboxes, bike room, security cameras, trash room, and at 327 Eddy Street and 109 Dryden Road: high-speed internet.

Subletting is allowed with the manager’s prior approval of a prospective subletter’s application. Sublet agreements are entirely between the tenant and the subletter; the management company does not draft or review these agreements.

You may pay your rent using the online tenant portal, or with cash, check, or money order at the leasing office located at 327 Eddy Street, Ithaca, NY 14850.

The security deposit is equal to one month’s rent.

Heat, hot water, and trash removal are included at 109 Dryden Road and 327 Eddy Street. Heat and hot water are included at 311 Eddy Street. WiFi is included at both 327 and 401 Eddy Street, as well as at 109 Dryden Road.

The building entry doors are locked, each apartment and individual room(s) lock as well. There are also security cameras at all entrances and in major hallways.

We have six parking spots available for rent behind 109 Dryden Road. These spaces are rented on a first come, first served basis.
